DESIGN-ONLY SERVICES

Our Design-Only service is for clients who already have a builder in place but want the elevated, wellness-centered design vision that Common Formme is known for. Whether you're local or working with a team outside our build region, we’ll partner with you to craft a space that is grounded, beautiful, and thoughtfully-aligned with how you want to live and/or work.

This service offers the same care and creativity we bring to our full design-build projects, with a focus on delivering clear, actionable design documents and curated selections that your contractor can execute confidently.

WHAT'S INCLUDED

Design Discovery + Concept Development

- Client intake + lifestyle assessment
- Site review or as-built/architectural plan review
- Concept direction + mood boards
- Material palette development
- Spatial planning tailored to daily rhythms and wellness goals

Design Deliverables

- Floor plans + elevations
- Reflected ceiling plans (lighting + electrical locations)
- Cabinetry design + custom millwork drawings
- Interior finishes and fixtures
- Plumbing + appliance selections
- Furniture layouts (if applicable)
- Curated design presentation with pricing context

Support + Coordination

- Design hand-off binder for builder use
- 1–2 design review meetings with your contractor or trades
- One round of revisions for each design deliverable
- Design oordination with builder throughout construction
- Optional add-on: on-site design visit for milestone walkthroughs

THE PROCESS

01. We begin by deeply understanding how you live, what you value, and what your space needs to support. This includes lifestyle discovery, site review, and project visioning to establish functional priorities, stylistic direction, and wellness goals.

02. From here, we translate your vision into a tangible concept. We design the spatial flow, select all finishes and materials, and create a cohesive visual language that reflects your style and supports your daily rituals.

03. We then translate the approved design into a fully detailed construction drawing set and specification package, or work with your architect to produce necessary documentation. Your builder receives a comprehensive and coordinated design package that can be executed with confidence.

04. We handle the sourcing of all specified materials and finishes, as well as the sourcing and ordering of furnishings — managing communication with PMs, site crew, and vendors, tracking shipments, and ensuring all items align with the overall design.

05. Throughout the construction process, we stay actively involved to ensure your builder can implement the design as intended. Once construction is complete, we oversee furniture installation and add final styling elements.
